Buying commercial property in the Twin Cities
We account for every cost of owning a building, not just the purchase price.
The purchase price is only the first number.
Next Phase Commercial helps buyers with land acquisition, evaluation, development and existing buildings. We have experience with conventional and SBA financing and can answer your questions about environmental factors and due diligence before they turn into surprises at closing.
With more than 20 years of experience, Andy and the team handle the details, negotiate on your behalf and keep the purchase moving from first search to closing day.

Buyer questions
Can I use an SBA loan to buy a commercial building?
Often, yes, if your business will occupy most of the building. SBA 7(a) and 504 loans can allow a lower down payment than many conventional commercial loans. We bring lenders in early so you know what you qualify for before you make an offer.
What does due diligence on a commercial property include?
Typically a title review, survey, environmental assessment, zoning and permitted-use check, building inspection, and a review of any existing leases and operating expenses. We coordinate the pieces so they finish inside your contingency period.
Do you help with land and development sites?
Yes. Land acquisition, evaluation and development are part of what we do, along with existing buildings.
How long does it take to close on a commercial property?
It depends on financing and due diligence. Many deals close in 60 to 90 days from an accepted offer, and SBA financing can take longer.
