Selling commercial property in the Twin Cities

Pricing isn't guesswork. We price on data and put your property in front of buyers who can close.

Why sellers choose Next Phase

Priced on data, seen by the right buyers.

Selling commercial real estate is a major financial decision, and the broker you choose shapes the result. We start with an honest assessment of the building, set a price from comparable sales, market trends and absorption rates, then market it where serious buyers and their brokers look.

Listings are featured on LoopNet, CoStar, Crexi and more, backed by signage, digital campaigns and direct outreach, so inquiries turn into showings fast.

"Having partnered with Andy on many projects, I've seen firsthand that he always delivers beyond expectations."

Seller questions

How is a commercial property priced?

Income properties are usually valued on net operating income and the cap rates buyers are paying for similar buildings. Owner-user buildings lean more on comparable sales. We look at both, plus current absorption in your submarket, before recommending a price.

Should I sell or lease my building?

It depends on your tax position, the building's condition and what the market will pay for each. We can run both scenarios, and our 1031 exchange and tax strategy partners can weigh in if you plan to reinvest.

Where will my property be marketed?

On LoopNet, CoStar and Crexi, through broker networks, with signage on site and direct outreach to likely buyers.

Can I find out what my building is worth before I list?

Yes. Start with the free online estimate, then book a call with Andy for a closer look.
