Environmental due diligence for commercial property
Find environmental issues before they become your liability.
Environmental, handled as part of the deal
Former gas stations, dry cleaners, manufacturing sites and older buildings can carry environmental history that affects value, financing and what you can do with a site. Andy helps identify those concerns early and coordinates the right assessments and disclosures.
On most commercial purchases, lenders expect a Phase I Environmental Site Assessment before they will fund.
It is one piece of a bench of independent specialists who already work with Andy, so you deal with one person from first call to closing.

Environmental questions
What is a Phase I Environmental Site Assessment?
A review of a property's history, records and current condition to identify recognized environmental conditions. It does not involve sampling. If concerns turn up, a Phase II with testing may follow.
Do I need one when leasing?
Not always, but for industrial uses or sites with a risky history it can be worth documenting the property's condition before you move in.
