Commercial landlord representation in the Twin Cities

Struggling with vacant space or difficult tenants? We find quality tenants and protect your property's income while you focus on your business.

Why landlords choose Next Phase

Every empty month costs you rent.

Every month a unit sits empty costs you rent, and the wrong tenant can cost more than the vacancy did. Next Phase Commercial gives Minneapolis-St. Paul landlords full-service representation: a leasing plan for your property, real marketing exposure, tenants screened before you see an offer, and a lease your attorney is comfortable signing.

Andy Barnes has more than 20 years as a managing broker and has represented owners of office, industrial and retail property across the metro.

"Andy Barnes quickly turned two cash-draining vacancies into leased spaces with quality tenants. Highly recommended results."

How it works

How we work with landlords

Step 1

Strategy and positioning

We start with your goals, property type and ideal tenant, then build a leasing plan for that property, not a template.

Step 2

Preparation and marketing

Signage, photos and any improvements that help it lease, then full exposure on LoopNet, CoStar, Crexi and broker networks.

Step 3

Tenant outreach and screening

We go after prospective tenants directly and screen them for fit and long-term reliability.

Step 4

Tours and offers

We coordinate showings, handle inquiries, compare offers side by side and negotiate from strength.

Step 5

Lease coordination

We work with your attorney on a clean, protective lease with obligations spelled out on both sides.

Step 6

Move-in and renewals

Build-out, occupancy, move-in and renewals, so downtime stays short and income stays stable.

What you get

Screened tenants

Financials, use and fit are checked before an offer reaches you.

Real exposure

Listed where tenants and their brokers search: LoopNet, CoStar, Crexi and the broker networks.

Lease terms that hold up

Rent is one line. Escalations, CAM, improvements and renewal options are where landlords win or lose.

Landlord questions

How do you market a vacant commercial space?

We prepare the property first (signage, photos, small fixes that help it show), then list it on LoopNet, CoStar and Crexi and push it to the broker networks that tenants' reps use. We also reach out directly to businesses that fit the space.

How do you screen commercial tenants?

We look at the business's financials and credit, how long it has operated, the intended use and whether that use works for the building and zoning. You see qualified prospects, not every inquiry.

Do you work with my attorney on the lease?

Yes. We negotiate the business terms and coordinate with your attorney so the final lease reflects them and clearly defines who is responsible for what.

Can you help after the lease is signed?

Yes. We stay involved through build-out, move-in and renewals so the space doesn't sit empty again when a term ends.
