Tenant representation in the Twin Cities
Find the right space at the right price, with a local broker who represents you, not the building.
A broker who works for you, not the building.
Opening a first location, relocating or growing into more room, the process is full of unknowns. The listing broker works for the landlord. Next Phase Commercial works for you: we search the whole market, tell you honestly what we see on tours, and negotiate terms that protect your business.
We know the Twin Cities market from downtown Minneapolis to Woodbury and everywhere in between.

Tenant questions
Does it cost a tenant anything to use a broker?
In most commercial leases the tenant's broker is paid out of the landlord's leasing commission, so representation usually costs the tenant nothing directly. We explain exactly how it works on your deal before you commit.
How early should I start looking for space?
For most businesses, six to twelve months before you need to move, and earlier if you need a build-out or your current lease has a renewal notice deadline.
What is CAM and why does it matter?
Common area maintenance charges cover shared costs like snow removal, landscaping and building upkeep. Two spaces with the same base rent can have very different total costs once CAM, taxes and insurance are added, so we compare the full number.
Can you help me renegotiate my current lease?
Yes. Knowing what comparable space costs nearby is often the strongest leverage you have at renewal, even if you plan to stay.
